Of course, if a buyer's broker brings you a buyer, you (the seller) will be responsible for paying that broker a commission. The commission rate is set by you, at the time of listing and is often between 2% and 4%. If you find a buyer on your own, you pay nothing more than our flat fee. In New Mexico, all fees and commissions are subject to gross receipts tax.

 

Buyer Rebate Program

We recognize that you may be like many buyers today, who are searching for property online. Since you will spend hours of your own time looking for your next home, piece of land, or investment property, we think that you should be rewarded for your effort. The bottom line is, if you do the initial legwork to find a home you would like to make an offer on and then select Hardy & Company represent you by writing the offer and assisting you through closing, we will rebate 2/3 of our commission to you at closing, typically 2/3 of our commission equals 2% of the sales price.

Contract Preparation Service

Have you found a buyer for your property and need to have the contract and paperwork prepared?

For just one flat fee of $595 (no commissions), Hardy & Co. will prepare the documents that will allow you to close your real estate transaction with the title company of your choice.

This program is specifically designed for those who are selling "For Sale by Owner", have found a buyer, and now need to have a purchase agreement and closing documents prepared.

This Package Includes:

  • Drafting the Purchase Agreement
  • Prepare Counter Offers, if needed
  • Provide the Seller with a Property Disclosure Statement
  • Preparation of the Tax Levy Certificate and Disclosures
  • Preparation of the Lead Based Paint Disclosure, when applicable
  • Provide the Buyer a copy of the EPA Protect Your Family from Lead Pamphlet, when applicable
  • Prepare the Affidavit of Non-Foreign Seller
  • Preparation of objections to inspections, documents, survey, or title
  • We see you through the Closing Process

All Paperwork is completed on Approved Real Estate Association of New Mexico Forms (RANM).
